Quays Lodge is situated in the village of Risby, Suffolk, which is just a five minute drive from Bury St Edmunds known as the "jewel in the crown of Suffolk''.

THE PROPERTY

Quays Lodge, a listed barn converted to a high specification in a village close to Bury St Edmunds, is located with its own garden to the rear of our home Quays House, a 16th century farmhouse.


The Lodge converted in 2022 sleeps four guests and makes for a stunning dwelling from where you can explore and enjoy Suffolk or relax and chill at home. The perfect retreat!


You enter the property via a lofty boot room providing shoe storage and coat hooks. The utility room off the boot room has a washing machine, sink and a condenser dryer. There is also a cloakroom with WC and basin.

 

From the boot room the hallway, which provides access to two bedrooms, leads to the main living area.


The Woodland bedroom has a super king size bed (which can be converted to two singles) with, an en-suite shower with heated towel rail, basin and WC. It has storage and a dressing table.

 

The Rainforest bedroom has a king size bed with, an en-suite shower with heated towel rail, basin and WC. It too has storage and a dressing table. All WCs will have a supply of hand soap and toilet rolls provided.


The main living area consists of a kitchen, and dining area and a cosy relaxation lounge. There is a large sliding patio door providing access to the south facing garden. A series of panoramic windows make the room light and airy complimented by the high ceiling and exposed oak trusses. The well-equipped kitchen incorporates a breakfast bar that can seat all the guests. It has an induction hob, electric oven, a microwave oven, a dishwasher and an American style fridge-freezer that will provide cold drinking water and dispense ice. A supply of hand soap, washing up liquid and dishwasher tablets will be provided. There will also be some tea, sugar and Nespresso coffee capsules.


The dining area allows guests to comfortably enjoy home cooked meals

which they have lovingly prepared in the well-equipped kitchen.


The inviting lounge area has a comfy sofa and armchair and should the evenings get chilly a cosy wood burning stove to add warmth for a night in front of the 65’’ tv with Sky stream. A supply of fuel will be provided.


The games room is where you can assert yourself or face humiliation in sporting competition. The pool table is centre room, professionally set up and lit. The dartboard corner is fully equipped and lit and darts and accessories are provided. There is a 100 CD jukebox to keep you on the move, a drinks fridge and some bar tables and chairs. A selection of games, puzzles and books are provided.


The main garden access is from the living area via a large sliding door onto a patio with a table and chairs for alfresco dining and a BBQ with bar tables and chairs. A supply of charcoal will be provided. The property is heated underfloor by an air source heater. A car charging point is positioned near the car parking area and a bike safe shed for 4 bikes is nearby.
